If you find no street parking, there is also space to park temporarily in the back from the alley by the garage, if needed. Since the garage is used, please park facing the bay on the left as the bay on the right is used more often.

Floating Cottage provides a magical space to relax, refresh and explore. Relax on the front porch; enjoy the warm breeze while watching turtles swim to the porch to beg for a treat. Enjoy the peaceful comfort of the fully equipped small home.

The cathedral ceilinged living room is bathed in natural light, has hardwood floors, and embraces the outside. Its French doors expand the living area to include the protected front porch. Furnishings include a versatile work or dining table, full size sofa bed, electric fireplace heats to take the chill off a cool morning, and TV with basic channels. Equipped with Roku to enable guests to select their favorite streaming channels.

No ordinary boat galley, the fully equipped kitchen meets the needs of the casual to the gourmet chef with a five burner gas stove, full size side-by-side refrigerator with door ice dispenser, dishwasher, granite counter tops and tile back splashes. Microwave, toaster, utensils and dinnerware are included. Paper products are supplied for guests not wanting to wash any dishes.

Walk up the stairs to the carpeted loft bedroom with queen size bed, walk-in closet and be surprised by the stained glass window. The loft is air-conditioned. Open the shades and screened windows to enjoy the gentle river breeze.

The cleverly outfitted small boat bath has a full size shower, flush comfort toilet, storage space for linens and toiletries, and a view-catching window.

The cottage is approached from the dock through the back porch. Notice the gas barbecue for outdoor cooking. The two kayaks affixed to the dock are for the exclusive use of guests of Floating Cottage. Life jackets and paddles are in the utility room on the porch.

The French doors to the front porch open the cottage to a full view of the marina and its enveloping forests. With four comfortable chairs, guests of the cottage may choose to sit for hours simply enjoying the quiet peace of the marina. Watch boaters come and go from trips up the lazy St. Johns River or to Lake Monroe to visit Sanford. Turtles swim to the cottage to greet the guests and to be treated to the dry kibbles of cat food stored in the pantry. Catfish and turtles playfully spar for the food. An occasional manatee can be seen from the porch. Herons and egrets are common sights as guests share the lovely outdoors with feathered friends.

Floating Cottage is designed with comfort and efficiency built into the 550 square feet of living space. The gentle movement of the water beneath relaxes cottage guests and assures a great night’s sleep.

Floating Cottage is berthed in the Boat Tree Marina, just north of Lake Monroe on the scenic St. Johns River, a river of abundant wildlife and scenic vistas. The marina offers a casual deli and restaurant, bait shop, laundry and pool. There is a pool-side bar associated with the restaurant. Stroll to the deli for breakfast and lunch or ask them to deliver to the cottage. Yes, beer is available for thirsty patrons. Guests of Floating Cottage enjoy a 15% discount on boat rentals for half and full days. The friendly staff at the office will assist with boat reservations as well as with local information on fishing.

Houseboat on the River – Weekend Getaway (with AC)

This Grand Banks 42′ from 1972 carries with it decades of history providing a unique getaway blending vintage yacht features and modern amenities for the perfect weekend on the water. Perfect for birthday surprise for your loved one. Enjoy the evenings on the top deck with it’s open-air and soft yellow lighting brushing the deck in a golden hue for your evening.

The Grand Paige is docked in a gated marina and you access it via the floating dock.The spaceLiving Area – On the Grand Paige, you will find two flat-screen TV’s, the living room TV includes a PS4 with a small selection of games. You can also use the PS4 to connect to Youtube or any streaming service you have (please remember to log out before leaving). You are welcome to use the board games and playing cards. The fridge, sink, and outlets are all functional. There is no need to use force for anything. In case of trouble, please contact the host.

Top Deck – You will find a stereo system at the front with a black cover please do not lose the cover or remote. There is a dining area large enough for 6 people and a cabinet that can be used as a bar. You will also find a mini-fridge at the front and a gas grill for your convince. There are also 4 lighting options: 2 white lights, yellow string light bulbs, 2 blue LEDs and an RGB LED strips located at the front of the dash.

– There is one master bedroom at the rear side of the boat making it stable even during windy days. The TV in the bedroom has antenna catching about 40 different channels. There is a full size bed, work desk, dresser and wardrobe. In the dresser you will find steamer for your clothes, extra towels and extra blanket. At the nightstand there is a reading led lamp, feel free to move it around as you need.

There are two A/Cs on the boat. Please do not turn them off or change temperature without consultation with the host as they keep the wooden boat dry and in shape. In case it gets cold there is a heater in the master bedroom dresser.

Full bathroom-
The bathroom includes shower with shampoo, conditioner, body scrub, and soap. The hot water may take a minute to warm up, from there it gets extremely hot, please be cautious. In the drawer you will find a hairdryer.

*NEW* In March we’ve installed a new toilet system that provides like at home experience.
Please note that the toilet waste goes to small holding tank. To avoid overfilling or clogging please:
– Dispose of any tissues/feminine products in the trash can
– Use provided toilet paper that is for boat toilet systems in reasonable amount
– Flush with only necessary amount of water.
Not following these directions can cause clogging and overfilling of holding tank.

Fishing Gear – You can find four fishing poles on the top deck along with a small tackle box and bait for your entertainment.

Note: This is a BOAT. Please stay in touch with the host for any abnormalities such as high humidity inside. This is not normal and needs to be fixed right away!

Thank you for your interest in the Higgins House. Unfortunately, due to Covid-19, the Higgins House B&B is closed until further notice. The Higgins House is a large, lovely old Queen Anne-style home from the Victorian era. At the moment, it has 3 large, beautiful guest rooms – each with a full ensuite bathroom and very comfy beds. (The ground floor guest room has a low step-in, large shower; the upstairs guest rooms’ each have a claw foot tub and shower.) The living room on the ground floor, filled with beautiful antiques, has a baby grand piano available for guests to play. There is a delightful front porch with rocking chairs to watch the world go by, or a restful, private backyard garden with comfy patio furniture to enjoy the flowers and birds. Breakfast is a delicious, gourmet affair – made from the freshest ingredients, served on china and real linens. Complimentary wine and cheese is available, as is a variety of goodies. Downtown, historic Sanford, a short walk away, offers a variety of restaurants, craft breweries, live music, and shops. You can dine your way around the world, and still walk home to bed
