How is the Market Doing?
Just as in previous months, we can confirm that July 2021 has been yet another active month!
It’s not surprising that the market is currently this hot. Traditionally, real estate activity goes up during the summer months, and combining this with low interest rates, low inventory and a steady influx of people moving to the area results in a blazing hot market.
Yet, the big question remains: will this trend continue? Will the demand remain strong? Chances are, with an inventory this low things won’t change anytime soon. And even though rates have gone up slightly, they’re still very low and make buying look attractive.
GOOD NEWS FOR SELLERS WHO WANT TO MOVE UP (OR DOWNSIZE)

But now without further ado, let’s look at July’s real estate activity in Sanford…
Sanford’s latest Real Estate Numbers
In the month of July 2021, 139 homes sold on MLS. That’s 35 homes less than in May 2021.
For comparison, in July 2020, 144 homes sold on MLS – so this is a very comparable number. This time last year the market was definitely already going stronger than in the previous months were we noticed less buyer activity due to the pandemic/temporary lockdown. In fact, comparing that number with 2019 data we’re right there: 141 homes sold in July of 2019.
Shrinking since 2019: Inventory!
We believe though that more homes could have sold if there were more in the market! Inventory is still extremely low. Let’s compare July Inventory data of recent years for the Stellar MLS coverage area (that includes all of Central Florida and many surrounding areas!):
- July 2021 – 17,813 Active Listings
- July 2020 – 33,538 Active Listings
- July 2019 – 48,969 Active Listings
So comparing our current inventory situation with that of a more balanced 2019 market (and don’t get us wrong, even in 2019 we already had a Seller’s Market!) we can confirm an almost 65% drop in active listings!!

- The average sales price for homes (including Single Family Homes, Townhomes and Condos) sold in July 2021 in Sanford, FL was $324,752 (down from $355,259 in May 2021). For comparison, in July 2020 the average sales price was $268,637, so prices increased by a whopping 20.8% compared to the previous year!
- The average sold price per square foot was $174.17 (up from $172.81 in May).
- The average days on market were 17 days (less than May’s 23 days).
- The lowest priced home in Sanford was a 2 bedroom 1 bathroom Single Family Home of 781 square feet. It sold for $100,000.
- The highest priced home in Sanford last month was a 5 bedrooms, 5 bathrooms Single Family Home of 4,687 Square Feet. It sold for $990,000.
