Arbor Lakes is one of the few condo communities in Sanford, FL. This gated neighborhood is located only minutes from I-4, 417, mall/shopping, dining and entertainment in one of Seminole County’s most desirable areas. Arbor Lakes offers resort style amenities (pool, tennis & more) for low maintenance living. Meet your neighbors and friends by the gorgeous pool, play some tennis on the shaded court or basketball on the indoor court or relax in the upscale club house by the bar. No need to continue your gym membership when you buy in Arbor Lakes, because the community has its own gym with updated equipment just steps from your condo. This elegant, gated community near Heathrow offers all of this at a low HOA fee. The Mediterranean style tile roofs throughout will remind you every day that you live and work in paradise. You will love the layout, ample sized living areas and functionality of the condos at Arbor Lakes (1,2 or 3-bedroom condos). A major drawback however, as with so many condo communities in the Orlando area, is that this community is a so called “condo conversion”. Condo conversions were very popular when the real estate market was hot in the mid 2000s. Many apartment complexes were converted into condos and put up for sale. What that means to you is basically that these condos are of lesser quality than condos built as condo units right from the start. Often criticized is the thinness of the walls and lack of upgrades in such complexes. After all, when you are buying your own place you do this to finally “escape” apartment living. Arbor Lakes is also currently renting units as apartments, so living here might even feel like living in an apartment complex.

So why would anyone buy here? It’s simple: condos in condo conversions sell for less so if you have a very low budget but want to buy (be it as tax write off or to start building equity) or if you are looking for an investment property properties like this are ideal. Keep in mind though that when re-selling you will face some challenges and “converted real estate” usually doesn’t appreciate as much regular real estate. Nevertheless, condo conversions are a good opportunity for some buyers if you are aware of the risks and are willing to take them.
